For the 7th week in a row homes in Tuolumne County continued on a
slow descent from $323,628 to $323,446 for a 3 bedroom, 2 bath, 2 car
garage home.*

The number of days on the market (DOM) remained unchanged.
Currently Tuolumne County Homes* have an average market time of 131
days. There may be something to say about consistency.

Taking a look at the total picture and including homes of all shapes and
sizes, inventory swelled again this week, from 473 to 488 with a median
asking price of $379,900 and an average time of 144 days on the market.
Spring is definitely here in the Mother Lode and the weather this
weekend is suppose to be beautiful.

In North Tuolumne County during the past 7 days, 14 Residential
properties went into contract and 9 sold with an average price of
$287,222 and 138 DOM

In the year 2007, 12 went into contract and 11 sold with an average
price of $486,286 and 230 DOM............

This week in 2006, 11 properties went into contract and 10 sold with an
average price of $388,151 and 151 DOM.

Back in 2005, 12 sold with an average price of $297,125 and 227
DOM.........and way, way back in 2004, 7 Residential properties sold
with an average price of $300,857 and 77 DOM
