| Sonora CA Real Estate Weekly Update 2/28/08 Prices remain steady again this week as inventory falls once again for single family Sonora CA Real Estate. Homes in Tuolumne County continued on a slow descent this week with a yearly average price of $329,695.* Home sales are down with only 2 units of residential Real Estate closing escrow. This week one of those sellers fell victim to the brutal mistake of over pricing. I have also been guilty of seeing the glass half full instead half empty. The stats show that inventories are still falling and average sold prices are slowly adjusting downward. To me this is a sign of our market gently reaching a point of stability. These are great times for buyers who are definitely getting more for their money than in previous years. The numbers on home sales this month were dismal. In fact ,dismal may not even be the word for it. So far, February homes sales fell from a previous 4 year average of 46 sold units per month to a pitiful 14. Although most escrows tend to close toward the end of the month and a final total is not on the books, with just one day left I'm not holding out much hope for recovery. On the positive side the average monthly home price was $3000 shy of the 5 year high in 2006 of $377,110. There are currently about 250 Real Estate professionals that belong to the Tuolumne County Association of Realtors. This month close to 235 members worked and didn't receive any immediate compensation. I only mention this because, and let's be honest here, the public seems to have a less than stellar opinion of my profession. I could give a list as long as my arm of reasons of why they feel the way they do. Having not always been a Realtor I have seen it from both sides. What I feel is most important for someone who is not in the profession to understand is .... Up to this point you need us to be here for you. Real Estate Professionals and the organizations they have founded have leveled the playing field for buyers and sellers. The knowledge this industry provides, free of charge, has made millions upon millions of people wealthy. It is our information that allows both buyers and sellers to make educated investment decisions. I have heard that Realtor commissions are the reason property prices are so high... Are you kidding me? Property prices are high because people are looking to take advantage of a great investment vehicle and make a profit. That is capitalism and the minor investment that is extracted from the transaction is minuscule in comparison with the buyer's potential for profit. Nobody complains when a Real Estate Professional assists a buyer in making good a investment and they certainly don't offer their Realtor a better share in the profits when they go to resell. Private transactions happen all of the time and you know where they get their information? That's right from us. We provide Internet with almost all of the current statistical information you see. Our industry is ever vigil and looks for opportunities to provide the public with the best service and value possible. I digressed slightly to make this point. If you know a Realtor and just about everyone does, pray for them. A Real Estate professional who survives these times may turn out to be an invaluable asset in your future. I know that I am deeply appreciative to the men and women who were able to weather the previous storms. They took the time to mentor me so that I would be able to represent this profession with integrity. Fortunately for me there are to many to mention and you know who you are. In North Tuolumne County during the past 7 days, 12 Residential properties went into contract and 2 sold with an average price of $289,000 and 339 DOM In the year 2007, 2 went into contract and 9 sold with and average price of $338,278 and 111 DOM............ This week in 2006, 19 properties went into contract and 9 sold with an average price of $438,276 and 152 DOM. Back in 2005, 11 sold with an average price of $394,136 and 116 DOM.........and way, way back in 2004, 14 Residential properties sold with an average price of $252,500 and 117 DOM 430 residential Homes are for sale from Pinecrest to Jamestown (down 12 from last week) ................ 108 Homes priced under $300k (down 2 from last week) 214 priced between $300 and $500k, (down 3 from last week) 7 Listings expired, 5 were withdrawn and 2 are TOM (Temporarily off the market).
