| Sonora CA Real Estate Weekly Update 2/14/08 Prices remain steady this week and the inventory is up for single family Sonora CA Real Estate. Homes in Tuolumne County remained unchanged with a yearly average price of $349,647.* Last week’s big drop in residential home sales (2 closings and an average price of $241,500) was countered sharply by this week's activity. The average price of homes in Tuolumne County rebounded to a weekly average of $370,438. The number of newly opened escrows also increased from last week’s total of 10 to 16. Even in this market homes are still selling for more that the asking price. A Lakewood Park home sold for $45,000 over the asking price. The Broker told me he had received 12 offers within 4 days, all but 3 were over asking price. This sale is a good lesson in pricing strategy. The listing broker wisely under priced this home.
